Agents & Brokers

When it comes to selling in the real estate industry, the majority of the work will fall into the hands of individuals in one of two categories. Real estate agents and real estate brokers are the people who act as the intermediaries between customers who want to sell and those who want to buy. If a developer wishes to sell out his entire selection of Etobicoke homes for sale before the project has been completed, it is a broker or an agent that he or she will turn to in order to get the job done.

In this series of articles, we are going to take a look at the importance of selling both to brokers and to agents. First, though, let's take a look at what differentiates the two positions.

Agents

The term agent refers to a specific individual within the real estate field. This individual has primary contact with the people wishing to buy or sell condominiums in Toronto or any other type of real property anywhere in the country.

There are several conditions which must be met in order for a person to qualify as a real estate agent. He or she must have completed a specified amount of educational hours and courses as stipulated by the province in which he or she is working. In addition, the agent must be licensed by a broker in order to legally move Ajax homes. Ajax agents, for example, must have been certified to practice within Ontario and must also be employed under the auspices of an Ontario registered broker.

Agents work individually, and thus their sales tactics focus on personal interaction with sellers and with buyers. We will take a look at what strategies are used most effectively in this area today.

Brokers

A real estate broker works on a larger scale than an agent, most of the time. Brokers are required to receive more training than agents, and of course they are not required to work under the umbrella of an individual broker or a brokerage.

They are responsible for finding listings and advertising them on a broker level as well as helping out agents with the same activities on a smaller scale. When it comes to St. Lawrence Market condos, for example, an individual agent may have two or three units she wishes to sell. The broker, on the other hand, may be responsible for most or half of the sales within the building (although they are marketed through individual agents).

A quick look at what is available as far as Toronto beaches real estate will demonstrate that most of the time, brokers and agents will both be working on the same sale. An individual agent will be the contact between the property listed by the broker and the buyer or the seller.
